Inn Policies for Our B&B in Hot Springs, AR


  • Check-in time is 3:30-6:30pm, check out time is 11am.
  • Room rate is for single or double occupancy.
  • If a third person can be accommodated, there will be an additional $25 fee.
  • Posted rates do not include lodging tax.
  • Children 12 and older are welcome.
  • Sorry, no pets are allowed.
  • We have a two night minimum on weekends and a three night minimum on Memorial and Labor Day weekends.
  • All reservations must be secured with a credit card.
  • Visa, Mastercard, and Discover are accepted, no checks.
  • A one night stay will be charged to your credit card at time of booking. Balance will be due on day of arrival.

Our Cancellation Policy

  • Your reservation commits us to having your room available upon arrival. Many times, we have turned down requests for your room from others to honor your reservation.
  • If your travel plans change and you must cancel your reservation, please call us at least 10 days prior to your arrival date. In the event that you must cancel with less than a 10-day notice, shorten your stay or check out early, please understand that you will be responsible for the entire reservation.
  • If we are able to rebook a cancelled reservation, money paid will be returned minus a $50 administration fee.
  • Weather policy—If the roads into Hot Springs and/or the Little Rock Airport are closed, refunds will be made minus a $50 administration fee. The Inn cannot be responsible for weather conditions at point of guest departure and our standard cancellation policy will apply in those cases.
